    What Is Real Estate?

    Real estate refers to land and anything permanently attached to it, including houses, apartments, office buildings, shops, warehouses, and other structures. It also includes natural resources found on the land, such as trees, water, and minerals. In simple terms, real estate is any property that cannot be moved from one location to another.

    Real estate plays an important role in everyday life because it provides places to live, work, do business, and invest. Whether you're renting an apartment, buying a home, selling land, or investing in commercial property, you're participating in the real estate industry. Understanding the basics of real estate helps you make better decisions and avoid costly mistakes when dealing with property.

    Types of Houses

    a). Detached Duplex - A detached duplex is a two-storey house that stands completely on its own and does not share a wall with any other building. It offers maximum privacy and usually sits on its own plot of land.

    b). Semi-Detached Duplex - A semi detached duplex consists of two duplexes joined together by a single common wall. Each unit has its own entrance and compound space but shares one side wall with the other.

    c). Terrace Duplex - A terrace duplex is one of several duplexes built in a continuous row. Each unit shares walls with the houses beside it but has its own private entrance and living space.

    d). Detached Bungalow - A detached bungalow is a single storey house that stands independently on its own land without sharing walls with neighbouring buildings.

    e). Mini Flat - A mini flat is a small apartment that typically consists of one bedroom, a living room, a kitchen, and a bathroom. It is ideal for singles or couples.

    f). Self Contained - A self contained apartment is a single room with its own private bathroom, toilet, and kitchenette. It is one of the most affordable housing options.

    g). Studio Apartment - A studio apartment is a compact living space where the bedroom, living area, and kitchen are combined into one open room, with only the bathroom separated.

    h). Apartment / Flat - An apartment or flat is a self contained residential unit within a larger building. Apartments come in different sizes, including one bedroom, two bedroom, three bedroom, and larger units.

    i). Serviced Apartment - A serviced apartment is a fully furnished apartment that includes services such as security, cleaning, power supply, water, internet, and maintenance, making it suitable for both short and long stays.

    j). Shortlet Apartment - A shortlet apartment is a fully furnished property rented for a few days, weeks, or months instead of a long-term lease. It is popular among business travellers, tourists, and people on temporary assignments.

    k). Mansion - A mansion is a large, luxurious residence with spacious rooms, premium finishes, and high end amenities such as swimming pools, cinemas, gyms, gardens, and multiple parking spaces. It is designed for luxury living.

    Common Real Estate Terms

    i). Agent - A real estate agent helps clients buy, sell, rent, or lease properties on behalf of property owners.

    ii). Realtor - A realtor is a licensed real estate professional who assists clients with property transactions. In Nigeria, agent and realtor are often used interchangeably.

    iii). Landlord - A landlord is the person or company that owns a property and rents it out to an individual interested in occupying the property.

    iv). Tenant - A tenant is a person who rents and occupies a property owned by a landlord.

    v). Property Manager - A property manager oversees the day-to-day management of a property, including rent collection, maintenance, and tenant relations.

    vi). Rent Price - Rent Price is an annual payment made to the landowner for the right to occupy or use a piece of land, where applicable.

    vii). Service Charge - A service charge is a recurring fee paid for the maintenance of shared facilities such as security, cleaning, power, water, gardens, and waste disposal.

    ix). Caution Fee - A caution fee is a refundable deposit paid by a tenant to cover damages beyond normal wear and tear during the tenancy.

    x). Agency Fee - An agency fee is the commission paid to a real estate agent for helping to secure a property.

    xi). Legal Fee - A legal fee is the amount paid to a lawyer for preparing or reviewing legal documents related to a property transaction.
